Residential Design

 

The single-family residences should be developed out of vernacular traditions and using elements of modern architectural language  that also express the program of the individual residence types.

Typical architectural design elements:

 

Massing elements: Raised ground floor, tower feature, courtyard, carports, rear yard integrated with carport.

Facades: Solid walls with rectangular punched openings, shading devices (shutters, louvers, wood screens)

Elements and materials: privacy walls with openings that will be filled with lattice work in either wood or metal to provide a location for plant growth. Clear or green double paned glazing, insulated, low-E. Color application derived from the natural environment.

Non-traditional, principle-based architectural expression celebrating modernity, technology and a sophisticated urban life style is intended to be refreshing, innovative, distinctive, and to incorporate sustainable strategies in sleek, visually dynamic ways.

 

“Contemporary character” should be inclusive of various design ideologies. These buildings types will create a contemporary architecture through their modern construction methods, materials, and detailing while respecting the local, cultural and climatic contexts.
