Large Urban Community

 

The large scale urban development should be the result of the division of districts with land uses of varying mixes and intensities that are strategically located to take advantage of the different adjacency along the natural landscape. 

 

A centrally located Town Center, flanked by the high density land uses surrounding a central park. As one moves away from the core into surrounding districts, the intensity recedes, revealing neighborhoods and centers with a range of low intensity housing types. The typical neighborhood center combines housing, shops, schools and clinics, small plazas and open space.

 

The form of developmental types should range from commercial, multifamily and single family building types. The urban design  should also identify with the finer essentials of parking, visibility and way-finding which will ensure the smooth functioning of the masterplanned development.

Residential Community

 

The residential community design should be the result of a vision to provide for a true town environment for the residents of the communities. A community center, retail, residences,a place of worship and recreational spaces are all to be components of the larger vibrant communities. While the smaller communities are to provide for an enhanced environment of a relaxed home feeling.The community should be designed as an idyllic traditional town with pedestrian oriented streets, a locally influenced style architecture and a central “gathering” space as found in the historic towns. Residential  communities should allow for a gracious lifestyle where home, play, services, and entertainment are within walking distance.

 

The community developments should provide a contemporary interpretation of indigenous architecture that defines a strong sense of place, adaptable to local climate extremes and responsive to cultural traditions.

Strong visual imagery along with a deeper expression of traditional heritage should influence the residential community design.
